Things I learned owning a house
This is a running list of things I learned while owning a house:
- Bermuda grass isn’t shade tolerant
- Water heaters make a popping noise when they have a lot of sediment
- Expansive soils are a thing (in texas as well as other countries)
- Garage doors - torquemaster vs torsion springs
- Insulation is important
- The argument that you’re throwing away money renting doesn’t make sense
- South facing is good for gardening
- Taxes vary from place to place
- Mortgage is front loaded
- Two story houses can be temperature uneven
- Heat pumps can be more comfortable than a furnace, but not necessarily save you any money
- Residential sound proofing is normally not great
- Concrete has high thermal mass, but is not necessarily a good insulator
- Variable speed central hvac systems are not mainstream yet
- Zoning a one-stage hvac system is non-ideal
