Things I learned owning a house

This is a running list of things I learned while owning a house:

  • Bermuda grass isn’t shade tolerant
  • Water heaters make a popping noise when they have a lot of sediment
  • Expansive soils are a thing (in texas as well as other countries)
  • Garage doors - torquemaster vs torsion springs
  • Insulation is important
  • The argument that you’re throwing away money renting doesn’t make sense
  • South facing is good for gardening
  • Taxes vary from place to place
  • Mortgage is front loaded
  • Two story houses can be temperature uneven
  • Heat pumps can be more comfortable than a furnace, but not necessarily save you any money
  • Residential sound proofing is normally not great
  • Concrete has high thermal mass, but is not necessarily a good insulator
  • Variable speed central hvac systems are not mainstream yet
  • Zoning a one-stage hvac system is non-ideal
